Work & network

We do not only build property platforms. We run them, every day.

Two developments written up in full, the project showrooms they sit among, and the research platforms behind all of it — built, hosted and maintained by this practice. Every site on this page is live and open to inspection.

Why this page exists

A portfolio shows what a studio made once. This shows what it sustains.

Most web studios present a portfolio: finished projects, handed over, no longer their concern. Whether a site still works, still loads quickly, still converts — none of that is visible from a case study written the week it launched. We can show something harder to assemble and much harder to fake: an operating estate of property platforms and development showrooms that we built, host, update and answer for. Nothing on this page is a mock-up or a rendering. It is what we run.

Running it is the part that matters commercially, and it is worth being precise about why. Daily operation puts us on the receiving end of every decision we make. A plan table that confuses a buyer does not generate a polite note from a client six months later — it generates silence in our own enquiry inbox, this week. A gallery that loads slowly on a phone shows up in our own bounce figures. A payment computation a buyer does not trust produces a question we personally have to answer. The feedback is immediate, unflattering and ours to fix.

That is a materially different position from a studio that delivers and departs. The components a client engagement starts from — plan viewers, unit comparison tables, payment computations, gallery systems, qualified enquiry paths — were not designed in the abstract and signed off by a committee. They reached their current form because we watched them fail on real property traffic and kept correcting them. By the time any of it reaches a client project, the expensive mistakes have already been made at our own expense.

It also keeps the practice current in a way that reading cannot. Hosting, security patching, performance, Core Web Vitals, structured data, and how AI assistants actually cite a property page — these shift constantly, and the only reliable way to know where they stand is to be responsible for a live estate when they move. We are not describing best practice from a distance. We are maintaining it on our own domains before charging anyone for it.

One codebase Every platform and showroom hand-coded in PHP, HTML, CSS and JavaScript, sharing one modular component library
Structured data Unit plans, floor plates, payment terms and availability held as editable data rather than baked into pages
Proven, not new Components corrected against live property traffic before any of them reach a client project
Repeatable A new showroom starts from tested parts, which is why a first working version can be live within a day
Operated daily We host, patch, monitor and update this estate ourselves — the same care a client engagement receives
Accountable Every entry on this page opens a live site. Nothing here is work that does not exist

In depth

Two developments, examined closely.

Both are live, both were hand-coded, and both were produced with AI-assisted development. They are the clearest answer to what we mean by a digital showroom — and they are two of the fifteen project showrooms listed further down this page.

Luxury development platform

The Rise at Monterrazas de Cebu

A hillside development of 146 villa-style residences across 21 terraced levels, by The Mont Property Group. An Architizer A+Awards Jury Winner. The brief was to give a villa priced between ₱58M and ₱141M the room its price implies — so the site carries the full collection, sixty interior photographs organised by configuration, view bands by floor level, developer floor plans for individual units, and a payment calculator that works the figures live.

  • 146 residences presented
  • 21 terraced levels
  • 60+ interior photographs

What it does

  • Full-screen architectural film on arrival
  • Four villa configurations, each fully specified
  • Sixty interiors, filterable by residence type
  • View bands so buyers can choose their altitude
  • Unit-level floor plans with availability
  • Interactive payment calculator across three schemes
  • Private enquiry path with budget and timeline qualifiers

Development sales platform

The Wave Towers — Nagomi

A forty-storey Japanese-inspired tower in Cebu I.T. Park, a joint venture between Cebu Landmasters and NTT UD Asia. Seven hundred and nine residences is a great deal of information to make navigable — so the site sorts thirty-four unit plans by size, floor and name, sets out every payment scheme with worked term sheets, and puts a guided assistant in front of the price list.

  • 709 residences
  • 34 unit plans
  • 40 storeys

What it does

  • Thirty-four unit plans, filterable and sortable
  • Complete floor plates from basement to mezzanine
  • Amenity decks presented deck by deck
  • Three payment schemes with sample computations
  • Downloadable worked term sheets per unit type
  • Launch film and aerial footage
  • Guided enquiry assistant alongside the form

The full estate

Everything we run, listed and open to inspection.

Each showroom is a single-development platform with its own address, its own presentation and its own private enquiry path. Behind them sit the research and editorial platforms that carry a buyer from a general question to a specific development. Every address below is live.

Digital showrooms 15

Core platforms 8

These carry a buyer from a general question to a specific development — editorial, inventory, discovery and referral. They are the reason a showroom rarely has to begin with a cold visitor, and they are where most of what we know about property search behaviour was learned.

Filter by role

Editorial

CebuRealEstate.info

Market intelligence and buyer education

The reading layer of the estate. Market commentary, buyer education and reference material for people trying to understand a market before committing money to it — the questions a sales page cannot answer credibly about itself.

ceburealestate.info

Hub

CEBOOM.com

Property research, curated listings and brokerage enquiries

The centre of the network. Curated properties, research and the brokerage enquiry path that sits behind every showroom on this page. Each project showroom carries a ceboom.com address and links back to its listing here.

ceboom.com

Inventory

CebuPrime.com

Searchable property inventory

Inventory held in a structured, searchable form — built to be filtered, sorted and compared rather than scrolled. It is the clearest demonstration of what treating property information as data rather than as page copy actually buys you.

cebuprime.com

Discovery

CebuRealEstate.org

Cebu-wide property sales and discovery

Broader property sales and discovery across Cebu, for buyers whose search has not yet narrowed to one development or one district. It catches intent early, then hands the visitor forward to the project that fits.

ceburealestate.org

Directory

AyalaPrime.com

Developer-focused directory and discovery

An independent directory devoted to Ayala property. Buyers routinely search by developer long before they search by project, and a developer-level entry point catches that intent instead of losing it.

ayalaprime.com

Referral

PrimeCenter.biz

Referral and partner network

The referral layer, where agents, brokers and partners connect to the network and work moves in both directions. It is the part of the model most property websites never build, because it serves professionals rather than buyers.

primecenter.biz

Professional

CebuRealEstate.net

Practitioner-facing professional platform

The professional side of the network, kept deliberately separate from the buyer-facing sites. Different audience, different questions, different tone — and a good illustration of why one website rarely serves two audiences well.

Digital showrooms and web development

The development practice that builds and maintains everything else on this page — and takes the same work on for clients outside the network. You are reading it.

How it is built

The same components, every time, deliberately.

None of these sites came from a template, a page builder or a theme. They were hand-coded, and they share a component library rather than a design — a distinction worth drawing, because it is the difference between reusing engineering and reusing appearance. A client gets the former and none of the latter.

Property information is held as structured data: unit types, areas, floor plates, payment terms, media and availability sit in editable files rather than being typed into pages. That is what lets the same information drive a comparison table, a filter, a payment computation and a structured-data entry without being written out four separate times — and what makes a price revision a small edit instead of a rebuild.

The volume is handled with AI-assisted development, principally Claude, and we say so rather than letting anyone assume a larger team than exists. What the tooling does not do is decide anything. Which figures are published, whether a plan is current, and what a buyer needs to see before being asked for a name are human decisions, and the responsibility for them is ours.

We say this plainly because the alternative is letting a client assume a larger team than exists, and then explaining the difference later.

Method Across the estate
Platform None — every site hand-coded in PHP, HTML, CSS and JavaScript
Architecture Shared modular components; text and settings held in configuration files
Data Unit types, plans, areas, payment terms and media stored as structured, editable data
Media Plans and galleries shown complete and enlargeable, never cropped to fit a frame
Enquiries Qualified forms capturing the project, the unit and the price context of the question
Search Canonicals, structured data and direct answers, written to be cited rather than crawled
Hosting Operated, patched and monitored in-house, not delivered and abandoned
Tooling AI-assisted development throughout, principally Claude — disclosed, not hidden
Judgement Structure, accuracy and responsibility for the result remain ours

The same method, and the same components, are what a client engagement starts from.

What it buys a client

You are not paying for the first attempt at any of this.

A development showroom asks the same questions every time. How do you make thirty-four unit plans comparable without burying the buyer? Where does a payment computation belong so that it reassures rather than alarms? How much do you show before asking for a name? Those questions have been answered across a working estate of property sites, corrected where the first answer was wrong, and answered again for each client with the components that came out of it.

That is the honest explanation for how a small practice delivers at this pace, at these rates, without cutting the presentation — and it is also why the service does not stop at launch. Maintaining our own platforms means hosting, patching, performance and enquiry delivery are routine work here rather than an unfamiliar favour asked of us afterwards. A client site joins an estate we already know how to look after.

Proven components Plan viewers, unit tables, computations and enquiry paths already corrected against live property traffic
Faster to launch The difficult engineering is behind us, so your project starts from a working foundation
Still bespoke Components are the frame, not the design — the identity and layout are built for your property
Care that is real Hosting, updates, performance and security are what we already do daily on our own estate
Current practice Core Web Vitals, structured data and AI-search behaviour tracked on live sites we are responsible for
No lock-in What we build for you is yours outright. There is no network membership to maintain

The roadmap

What we are building next

We would rather publish a roadmap than imply a capability we have not yet earned. Listing-feed search and customer-database automation — the systems U.S. agents know as IDX and CRM integration — are the next capabilities on our roadmap. They are not part of a standard project today. When a client brings an existing provider and an appetite to work through it with us, we will take that on and say plainly that it is new ground. Until we have one behind us, you will not find it advertised here as something we do.

Available now Hand-coded sites, digital showrooms, structured unit data, presentation, enquiry handling, hosting and ongoing care
In progress Deeper analytics and conversion reporting across the published estate
On the roadmap Listing-feed (IDX) integration and customer-database (CRM) automation, taken on first alongside a client's existing provider
How you will know This page changes when a capability moves. Nothing is advertised before it ships

Your development

Every site on this page started as a folder of developer material.

Send us the project and whatever exists — plans, price list, renders, brochure. We will tell you what we would build first, what we would leave out, and what it costs.
