What is a digital showroom?

What we build

A digital showroom is a website dedicated to a single property or development, rather than a listing page inside a larger site. It carries its own address, the full presentation — film, galleries, floor plans, unit mix, payment terms, location and investment case — and its own private enquiry path. The format exists because a significant property needs room to be understood, and because a serious buyer wants to study it privately before identifying themselves.

Do you build websites for property developers?

What we build

Yes. Property developers are the core of the practice. We build single-development digital showrooms that present the full unit mix, floor plates, payment schemes and amenities, and we handle the awkward part — thirty or more unit types held as structured data a buyer can filter, sort and compare rather than as a folder of flat images. We also work with brokerages, agents, teams and luxury specialists.

How much does a property website cost?

Pricing

Less than an established agency, because we are a new practice building our first client portfolio and our rates reflect that honestly. Scope is fixed in writing before work starts, so the number does not move under you, and you get a clear figure at the first conversation rather than after three discovery calls. Introductory clients keep their original rate as we grow. When a budget is tight we narrow the scope rather than discount the work.

How quickly can a property website go live?

Speed & process

A working first version can be live within a day, provided your material reaches us promptly — logo, photographs, plans, contact details and whatever text you have. What goes live that day is real and functional, with your branding and an active enquiry form, but it is a starting point rather than a finished article. We then refine it with you in short cycles. The part we cannot speed up is waiting for your material, which is why we ask for it first.

Do you use WordPress, Wix or Squarespace?

What we build

No. Every site we produce is hand-coded in PHP, HTML, CSS and JavaScript for the individual client. Platform builders are quick to stand up but they carry costs that surface later: layouts that resist what you ask for, speed problems that cannot be fixed, licences and subscriptions renewing forever, a plugin security surface you did not choose, and a design a competitor can buy for a small fee. Custom code takes more skill up front and gives you something faster, more flexible and genuinely yours.

Where are you based, and do you work with clients abroad?

Working together

We are based in Cebu City, Philippines, and we work with clients across the United States and internationally. The whole workflow is built for remote collaboration — messages, video calls, shared documents and a live site you can look at from anywhere. Time zones matter less than responsiveness, and short cycles work well across distance because nothing waits long enough to go stale. We overlap U.S. hours by arrangement.

Do you actually run any property websites yourselves?

What we build

Yes — that is unusual for a web studio and it is the main reason we can work the way we do. Alongside the client practice we build and operate a network of property platforms covering editorial and market intelligence, searchable inventory, developer directories and referral, plus a dedicated showroom for each development we present. Every one of them is listed on our Work page with its live address, so you can open them and judge for yourself rather than take our word for it.

Why does it matter that you operate your own platforms?

Working together

Because it puts us on the receiving end of our own decisions. A confusing plan table does not produce a polite note from a client six months later — it produces silence in our own enquiry inbox this week. The components your project starts from reached their current form because we watched them fail on live property traffic and kept correcting them. It also means hosting, patching, performance and enquiry delivery are daily routine here rather than an unfamiliar favour asked of us after launch.

Who owns the website when it is finished?

What we build

You do, outright. There is no theme licence, no page-builder subscription and no platform membership required to keep your site working. The code is yours, the domain is yours, and you are never obliged to keep paying us to keep what you paid for. Hosting and ongoing care are optional and quoted separately.

How fast will the site be?

What we build

Fast by construction rather than by plugin. Because the code is written by hand there is nothing extra in the file — no theme framework, no builder runtime, no unused libraries — which is most of what slows a typical property site down. Large photography and film are the real weight in this sector, so they are handled deliberately: correct formats, correct sizes, and loading that does not block the page. Performance is verified on the live server, not promised in advance.

Can you build a website for a single property or one development?

What we build

Yes, and it is some of our favourite work. A significant residence, estate or development can carry its own address, its own presentation and its own private enquiry path, separate from your main site. It gives the property room a listing page never can, it can be password-protected for off-market properties, and it can be retired or repurposed once the sale completes.

Do you handle property search feeds, IDX or MLS integrations?

What we build

Not as part of a standard project, and for most of our clients it is not needed. Prime and luxury properties are generally sold through presentation, discretion and private conversation rather than through a public search box — often before a listing is widely advertised at all. Where a client already has a listing-feed provider in place and wants it carried across to a new site, we will take that on in collaboration with their provider, and we will be straightforward about where our experience begins and ends. We would rather be the practice that tells you the truth than the one that finds out halfway through.

Can you handle a development with thirty or more unit types?

What we build

Yes. It is the problem the practice is built around. Unit types, areas, floor plates, payment terms, media and availability are held as structured, editable data rather than typed into pages, so the same information can drive a comparison table, a filter, a payment computation and a structured-data entry without being written out four separate times. A price revision then becomes a small edit instead of a rebuild.

Do you do SEO, and does it work for AI search?

What we build

Yes to both, and they are no longer separate jobs. The technical foundation is the same — accurate titles, descriptions, headings, canonicals, structured data, internal linking and sitemaps. What has changed is that buyers increasingly ask an assistant before they open a search engine, and assistants cite pages that answer a question directly in a sentence that stands on its own. So we write for that: clear semantic hierarchy, questions answered in the first line, and schema that matches exactly what the page shows. We never mark up stale pricing as a current offer.

Are you a licensed real estate broker?

Working together

Yes. The practice includes a licensed Philippine real estate broker, which is not typical for a web studio and matters more than it sounds. Unit mix, payment schemes, reservation and equity structures, turnover dates and what may responsibly be published about availability are understood here rather than explained to us. It also means we know which claims about a property carry consequences.

How closely will we be involved?

Working together

Closely, by design. We work in short cycles: you see something real early, react to it, and we change it while you watch. There is no long silence followed by a reveal. In practice most clients spend far less total time on the project this way, because the corrections happen while they are small.

What if we do not have our text and photographs ready?

Speed & process

That is normal and it is not a problem. We can start with the material you have, use placeholders where necessary, and build the rest as it arrives. We can also write the copy with you — most clients find it easier to react to a draft than to face an empty page. It simply means the one-day launch becomes a slightly longer first stage.

What do you need from us to keep things moving?

Your material at the start, honest reactions to what we show you, and ideally one person who can make decisions. Blunt feedback is genuinely welcome — it is the fastest route to a site you are happy with, and nobody here is precious about a first draft.

Are there ongoing costs?

Pricing

Only hosting and your domain, which are modest and which you own directly. There are no theme licences or page-builder subscriptions to renew, because we do not use them — your site keeps working without paying anyone for permission. Ongoing care, new property pages and price updates are optional and quoted separately.

Why are your rates lower than an agency's?

Pricing

Two reasons, both plain. We are new and building a portfolio, so early projects are worth more to us as references than as revenue. And we work as a small practice with AI-assisted tooling rather than carrying agency overheads, which genuinely lowers the cost of doing the work well. This is an introductory period, not a permanent discount, and we will tell you when it changes.

If you reuse components across projects, is our site really bespoke?

Working together

The components are the engineering, not the design. A plan viewer, a unit comparison table, a payment computation and an enquiry path all have to behave in particular ways to be trusted, and we solved those problems across our own network rather than rediscovering them on your budget. What sits on top — the identity, the layout, the sequence, the writing — is built for your property. You get the benefit of work already done and none of the sameness of a theme, because nothing about how your site looks comes out of a box.

Will the site work properly on phones?

What we build

Yes, and we build for phones first. Most property browsing starts on a phone, often in the evening, and a site that only looks right on a laptop is losing people at the moment they are most interested. Because we write the code ourselves, we control exactly how each layout behaves on a small screen — including the parts that usually break, such as floor plans and unit comparison tables.

Do you use AI to build the sites?

What we build

Yes, and we will always tell you so. We use advanced AI tooling — Claude in particular — for writing and reviewing code, researching documentation, structuring large amounts of property data, drafting copy and solving problems quickly. It is a large part of how a small practice can hand-code an entire development platform in a day at these rates. What it does not do is make decisions: which figures are published, whether a plan is current, the testing, and the responsibility for the result are ours.

Can you redesign our existing site instead of starting over?

Working together

Yes. We will look at what you have and tell you honestly whether it is better to improve it or rebuild it. Where a site is on a platform we do not work in, rebuilding is usually both faster and cheaper than fighting the existing setup — but we will say which we think it is and why, rather than defaulting to the bigger job.

What happens after the site launches?

Working together

That is usually where the relationship starts rather than ends. Most clients keep working with us as the project moves: new unit and phase pages, price and availability updates, hosting and security, and improvements based on what visitors actually do. It is optional and quoted separately — you are never obliged to keep paying us to keep your site.
